Building Maintenance Technician, Second Shift

Under direction of the Manager of Mechanical Services and Lead Technician for the Department of Facilities Services (DFS), and in collaboration with your colleagues, perform various skilled and semi-skilled tasks in the maintenance of machinery, buildings, and equipment throughout campus facilities during the night shift on assigned days of the week from 3:15 pm to 12:00 am. Shall perform work at a skilled level in several trades including carpentry, plumbing, minor electrical, and mechanical, and do related work as required. Collaborate with DFS and other University departments to deliver high quality work and customer service in a timely manner.

Duties

  • Respond to work order requests and supervisors' directions to perform troubleshooting, installation, repairs, replacements, and maintenance tasks. Troubleshoot and perform urgent maintenance and repair work utilizing plans, specifications, and verbal instructions. Exercise judgement to escalate maintenance issues as appropriate. Perform general maintenance work to repair or replace of obsolete, worn, broken, or inoperative building subcomponents or systems. Perform emergency repairs to restore services. Maintain, repair/replace equipment found in offices, classrooms, student housing and mechanical areas. Perform basic plumbing repairs such as fixture repair/replacement, clear stoppages, service grease traps, service acid pit separators and drain pans. Perform basic HVAC tasks such as thermostat adjustments, filter replacement, register cleaning, and mechanical room inspections to identify potential failures. Perform basic electrical tasks such as interior and exterior light checks, repair exit signs, replace light bulbs, reset breakers, and replace outlet covers. Check and maintenance fire extinguishers and eye wash stations throughout campus. Inspect buildings, facilities, and equipment to ascertain required repairs. Perform routine inspections and preventative maintenance as assigned. Perform work on a ladder, elevated platforms and rooftops. Inspect work site for planned and unplanned work impacting associated trades, facility utilities, stake holders and events. Adhere to communication protocol, consult with Manager, Lead or Director concerning safety issues and potential situations that may cause property damage to our facilities. Provide support to events as needed.
  • Handle materials, parts, and equipment, including inventory tracking, record keeping, product research, and supply procurement. Perform all work to be in compliance with plans, specifications, applicable codes, industry standards, best practices, and Pepperdine standards. Identify and address issues in need of attention and generate work orders accordingly. Accurately record and report all work performed indicating the time and materials expended. Perform regular administrative tasks such as maintaining records, processing paperwork, entering data, and monitoring systems. Maintain required trade-specific training and certifications and obtain further training as needed. Coordinate with vendors and contractors as required.
  • Effectively communicate and coordinate with internal and external project participants to ensure that all parties are well-informed and that work proceeds on schedule with minimal impact to University operations. Maintain tools, equipment, and a clean work area. Perform other duties as assigned.

Skills and Qualifications

Required: Proof of legal U.S. working status is required. Graduation from high school or its equivalent is required. Five (5) years' experience with general building maintenance and repair work is required. Broad technical knowledge of practices, materials, and techniques in maintaining building systems is required. A working knowledge of the operation of mechanical equipment and ability to make varied repairs without supervision is required. The ability to understand plans, design specifications, and manufacturers' instructions and recommendations to ascertain the configuration of relevant equipment and components, ensure their proper installation, and remedy issues is required. Competency using tools and operating equipment such as hand and power tools, hoists, forklifts, hand auger and plumbing snake, and hand powered tools is required. Analytical and problem solving skills to successfully resolve issues is required. Basic computer skills and competency with Microsoft Office is required. Strong English written and verbal communication and interpersonal skills are required. Consistently projects a professional demeanor and positive attitude. Ability to work independently and as a team is required. Willingness and ability to periodically work overtime hours, respond to emergency calls after hours/weekends, and work rotating weekend shifts providing general maintenance duties for the campus is required.

Preferred: University experience is preferred. Professional certification or license in Electrical, Plumbing or HVAC Training is preferred. Experience with computerized maintenance management software, such as TMA, is preferred.
