Under general direction of the Senior Manager of Maintenance Services in the Department of Facilities Services (DFS), manages all aspects of electrical, plumbing and structural services to ensure an efficiently functioning, safe, and clean environment in which the University can live, learn, and work. Manage personnel and oversee relevant repair, preventive maintenance, and renovation work utilizing plans, specifications, and verbal instructions. Collaborate with DFS and other University departments to initiate and deliver high quality projects in a timely manner.

Duties

  • Manage and provide oversight of the Maintenance Services division which includes commercial building repair and maintenance of all electrical services, waste water processing, elevator systems, plumbing and drainage services, building envelopes, building interiors, and grounds hardscape and masonry. Establishes priorities, and plans and coordinates the day-to-day operations of Electrical, Plumbing, and Structural Services.
  • Provide leadership and supervision to staff in all aspects of operations including hiring, training, evaluating, and scheduling. Provide leadership and supervision to evening shift direct reports and collaboratively manage weekend shift coverage with other maintenance managers. Develop, implement, and enforce emergency, safety, planning, and operational processes and procedures, including preventative and deferred maintenance programs, to increase the efficiency and effectiveness of operations. Improve the knowledge and skills of others, including identifying areas for enhancement, developing training programs, and teaching, instructing, and mentoring personnel. Manage vendors and contractors as required.
  • Provide consultation, recommendations, and technical support to University management, administration, and other stakeholders to ensure proper review of all projects from concept to completion. Effectively communicate and coordinate with internal and external project participants to ensure that all parties are well-informed and that work proceeds on schedule with minimal impact to University operations. Evaluate and track project specifications, expenditures, and schedule. Inspect work for quality control and to efficiently identify and address issues. 
  • Through the supervision of the Maintenance Services Supervisor, oversee the management of materials, parts, and equipment, including inventory tracking, record keeping, product research, and supply procurement. Ensure all work is performed in compliance with plans, specifications, applicable codes, industry standards, best practices, and Pepperdine standards. Oversee accurate time and material records for all work performed by department.
  • Research, prepare, manage, and present information including programs, estimates, budgets, schedules, and status reports. Perform regular administrative tasks such as maintaining files, processing paperwork, entering data, and monitoring systems. Maintain required trade-specific training and certifications and obtain further training as needed. Perform other duties as assigned.
  • Serve as off hour manager on duty as required and provide emergency response services as part of departmental critical support personnel coverage.

Skills and Qualifications

Required: Proof of legal U.S. working status is required. Graduation from high school or its equivalent is required. Minimum of ten (10) years combined technical experience in electrical plumbing, and general commercial building maintenance with proven management and leadership skills is preferred. Minimum of five (5) years supervisory experience is required. Five (5) years of University experience is preferred. Reputation for integrity, transparency, sound technical skills, analytical abilities and a strong operational focus are required. Comprehensive knowledge of physical plant maintenance, repairs, emergency practices, and safety practices is required. Knowledge of relevant building and fire codes is required. Competency using tools and operating equipment of the trade, such as hand and power tools, is required. Strong English written and verbal communication and interpersonal skills are required. Must consistently project a professional demeanor and positive attitude. Ability to work independently and as a team is required. Willingness and ability to periodically work overtime hours and respond to emergency calls after hours/weekends is required. Basic computer skills and competency with Microsoft Office is required. Knowledge and experience using a computer work order system is required.
