Under the direction of the Senior Manager of Maintenance Services for the department of Facilities Services (DFS) and in collaboration with your colleagues, the Lead HVAC-R Technician acts as a lead to HVAC-R, pool, and appliance technicians. This position provides technical expertise and supervision to the Mechanical shop and other shop personnel. This position also schedules Work Orders for technicians, oversees relevant installation, repair, and maintenance of HVAC-R, pool, appliance, and irrigation pump lift station systems, components, and fixtures throughout campus utilizing plans, manufacturer specifications, and verbal instructions.

Duties

  • Respond to work order requests and supervisors' directions to perform troubleshooting, installation, repairs, replacements, and maintenance tasks. These repairs and replacements include heating, air conditioning, and refrigeration components, including HVAC-R controls, domestic and radiant heat hot-water systems, and kitchen appliances using troubleshooting skills.
  • Using appropriate tools and following relevant plans and specifications, service, repair, replace, adjust, inspect, and test HVAC-R machines, equipment, and components that operate primarily on the basis of mechanical principles, including but not limited to detecting, locating, troubleshooting, and fixing malfunctions, defects, and deficiencies; connecting electrical wiring between controls and equipment according to wiring diagrams; testing electrical circuits and components for continuity; installing auxiliary components to heating-cooling equipment, such as expansion and discharge valves, air ducts, pipes, blowers, dampers, flues, and stokers; and testing pipe and tubing joints and connections for leaks, using pressure gauge or soap-and-water solution.
  • Assign work orders to technicians and prioritize them daily, procure materials, parts, and equipment needed for the Preventative Maintenance (PM) program, including inventory tracking, record keeping, product research, and train technicians on Preventive Maintenance (PM) tasks. Provide field supervision to technicians.
  • Perform regular administrative tasks such as maintaining files, processing paperwork, entering data, and monitoring systems. Accurately record and report all work performed indicating the time and materials expended.
  • Maintain required trade-specific training and certifications and obtain further training as needed.
  • Improve the knowledge and skills of others, including identifying areas for enhancement, and teaching, instructing, and mentoring colleagues.
  • Ensure all work complies with all applicable laws, regulations, safety practices, standards, policies, and procedures.
  • Effectively communicate and coordinate with internal and external project participants to ensure that all parties are well-informed and that work proceeds on schedule with minimal impact on University operations.
  • Manage vendors and contractors as required.
  • Assist other trades (electrical and mechanical) with tasks as needed. Maintain tools, equipment, and a clean work area. Collaborate with DFS and other University departments to initiate and deliver high-quality projects in a timely manner. Perform other duties as assigned.

Skills and Qualifications

Required: Proof of legal U.S. working status. High school diploma or equivalent. Trade school completion or vocational certificate. Universal EPA certificate. Broad technical knowledge of practices, principles, and techniques in the HVAC-R field and industry-standard PM processes. A minimum of five (5) years of progressively responsible experience working with complex HVAC-R systems and equipment. Analytical and problem-solving skills to successfully resolve issues. Ability to understand plans, design specifications, and manufacturers' instructions and recommendations to ascertain the configuration of HVAC-R equipment and components, ensure their proper installation, and remedy issues. Competency using oxygen/acetylene torches (soft solder torch), Freon recovery machine, vacuum pump, electrical meters, pressure gauges, hand power tools, sheet metal tools, computer for EMS controls, hoist, come along, chain fall rigging, power washers, and forklifts. Strong English written and verbal communication and interpersonal skills. Must consistently project a professional demeanor and positive attitude. Ability to work independently and as a team. Willingness and ability to periodically work overtime hours, respond to emergency calls after hours/weekends, and work rotating weekend shifts providing general maintenance duties for the campus. Basic computer skills. Experience using a Computerized Maintenance Management System, preferably TMA, and knowledge of building automation systems, preferably WebControl.

Preferred: Three (3) years supervisory experience.
